Hipsters, get your money mojo working: Westboro Condo, The Eddy, is coming to town.
The latest project by Windmill Development Group — the environmentally friendly folks who have brought us condominiums like the new, 21-storey Cathedral Hill at Queen and Bronson streets and, a few years back, The Currents atop the Great Canadian Theatre Company in Wellington West — is being built at the corner of Wellington and Irving streets in Hintonburg.
It will feature 57 units with ground-floor retail space and promises to be “the hippest address in Ottawa’s most happening neighbourhood” according to the project’s website (theeddy.ca).
Condos start at $192,780 for a 378- square-foot studio and top out at $532,530 for a 1,098-square-foot condo with two bedrooms and a den. Features include a rooftop terrace, geothermal heating and a secure bicycle room. The builders are seeking LEED platinum certification, the highest standing in the Leadership in Energy and Environmental Design program.
The building, which launched last weekend, is designed by Christopher Simmonds Architect. That firm co-designed, among others, Mountain Equipment Co-op’s iconic store in nearby Westboro and was a big winner at the recent Housing Design Awards organized by the Greater Ottawa Home Builders’ Association.
Surprisingly, considering how many developers strive to get municipal approval on 20-storey-plus condo towers despite the vociferous objections of local residents, The Eddy will be a modest six floors.
The idea was to stay within the City of Ottawa’s community design plan for the area instead of seeking approval for a taller building, says Rodney Wilts, partner in BuildGreen Solutions, the Windmill company responsible for the project.
“It’s a challenge to build it that height and make a profit, but we had good conversations with the neighbours and that’s what we decided.”
Enough potential buyers decided they liked what they saw at the launch that 30 per cent of the units were sold.
The Eddy will be built on the former site of Ideal Motors, a used car dealership and garage. It’s a brownfield site that Windmill will remediate.
